Booking Terms

Confirmation of a booking by the Client is deemed acceptance of these terms.

In these terms of business, the expression ‘Accommodation’ means the Accommodation operated by the Accommodation defined in the Client’s confirmation – and ‘Client’ means the person, firm or company making a booking or staying at the Accommodation. These terms apply to all bookings except to the extent where specific terms apply for a particular booking.

Prices

All published rates include VAT where applicable (and local taxes) at the current rate. All prices include electricity, bed linen and bath towels.

Availability

In the rare case that the Accommodation cannot accept a booking guests will be offered a full refund. In the case of an act of God (strike, war, etc), the Accommodation will do its utmost to find an alternative accommodation in another accommodation but will not be held responsible if this is not possible.

Bookings

Bookings must be guaranteed by a major credit or debit card. A ‘booking’ means any order for our products or services that is accepted by us. Acceptance will be made by us (and a contract concluded) when we have received full payment from you. There is no agent involved in this booking process; the contract is concluded between you as the Customer and us as the Business.

Arrival and departure

Cottages are available as indicated. Our arrival time is from 16:00 onwards. An earlier arrival time may be possible by arrangement. Please telephone to check. Please leave your cottage by 10:00.

Cancellations, amendments and non-arrivals

When the booking is confirmed, a reservation number will be supplied. This must be retained for access to the booking in the event of the need for cancellation and/or amendment.

Cancellations

If your reservation is cancelled more than 30 days from the start of your holiday, 25% of the total amount paid will be retained. If the cancellation is within 30 days of arrival, the full amount will be kept unless we manage to re-let the cottage, in which case 75% will be returned.

Amendments

To amend your booking, simply call. Cancellation charges apply where applicable.

Payment

Most major credit and debit cards are accepted. For online payments the full amount will be taken at time of booking.

All additional sums are due for payment on presentation of the invoice at leaving. In the event of any query relating to the invoice, the Client must notify the Accommodation within 14 days of the invoice date and the Client’s obligation to pay all outstanding balances immediately will not be affected.

Conditions

Bookings may be accepted on-line up to 10:30 (GMT) 24 hours prior to the day of arrival.

Car parking

The Accommodation does not accept responsibility for damage to, or for theft from, or for theft of vehicles parked on Accommodation premises.

Insurance

Clients are recommended to have insurance to cover cancellation, curtailment, and loss of baggage, personal effects and money.

Children

Children under the age of 18 years must be accompanied by a responsible adult to ensure that the children’s behaviour is appropriate for other guests within the Accommodation.

Dogs and other pets

Pets are accepted at the accommodation, at a charge of £5.00 per pet per night. If more than 2 dogs are brought they must be kept in our clean strawed outhouse.

Behaviour

The Accommodation reserves the right to judge acceptable levels of noise or behaviour of clients, guests or representatives, who must take all steps for corrective action as requested by the Accommodation. In the event of failure to comply with management requests, the Accommodation may terminate the booking or stop any event immediately without being liable for any refund or compensation.

Discrimination

It is the policy of the Accommodation not to discriminate on the grounds of race, colour, nationality, creed, sex, marital status, age, ethnic origin or disability. Clients, their employees, guests and all sub-contractors engaged by or on behalf of the Client are expected to adhere to this policy and the Accommodation may, without incurring any liability to the Client, remove from the Accommodation any person or persons offending against this policy.

Comments and complaints

Any comment or complaint regarding the stay should be made in writing within 90 days to the accommodation. All information concerning the Accommodation, including but not limited to descriptions, availability and pricing has been provided and is controlled by the accommodation.

Statutory requirements

The Accommodation is subject to statutory controls, including those relating to fire, health, hygiene and safety. These must be strictly observed by Clients, their guests and representatives.

Liability

Other than for death or personal injury caused by the negligence of the Accommodation, the Accommodation’s liability to the Client is limited to the price of the booking.

Unless the Accommodation is liable under the above clause, the Client indemnifies the Accommodation from and against any and all liability and any claims, proceedings or damages resulting or arising from the booking, event or function, the Client, guests or any outside contractors of the Client.

The Accommodation will not be liable for failure to perform to the extent that the failure is caused by any factor beyond its reasonable control.

The Accommodation does not accept responsibility whatsoever for damage to, or theft from, or theft of, vehicles parked on the Accommodation premises.

Clients are responsible for any damage caused to the allocated rooms, furnishings, utensils and equipment in them by any act, omission, default or neglect of the Clients, their guests or sub-contractors and will pay to the Accommodation on demand the amount required to make good or remedy any such damage.

Data protection

The information provided by the Client may be processed by the accommodation for the purposes it has notified to the Information Commissioner. By confirming the booking, the Client consents to this processing of the information.
